TEI's portfolio currently holds approximately 33.6 million sq. ft. of residential, industrial, office and retail property with another 2 million sq. ft. in pending acquisitions and developments.

Our Acquisitions Department is responsible for acquiring existing residential, retail, industrial and garage properties as well as vacant land for future development opportunities.

Taking advantage of under-recognized opportunities has been the hallmark of TEI's investment strategy and a major component of our success. Unlike many institutional investors, we have a strong background in and are comfortable with virtually all property types and sizes. We have the ability to acquire property on an all cash basis or subject to existing financing. If the transaction warrants and requires haste, we have the ability to close quickly.

TEI is eagerly exploring emerging markets and seeking out value-add investments. We seek to identify stabilized properties on which 7-10% returns rates can be earned. We also strategically source value-add deals that present opportunities to reposition and/or improve a property via renovation, lease-up, and/or capital improvements. We see opportunity in properties that provide challenges that we can overcome, through experience and ingenuity, to add value.

By utilizing a refined, conservative strategy with an innovative edge, TEI has acquired a diverse portfolio of income-producing properties. Our decision making is focused on a dedication to long-term ownership and opportunistic buying, and we believe that a diverse portfolio, spread over multiple property types, sizes and markets is the best way to hedge against the inevitable cycles that dominate the real estate industry and the greater economy.
